Flat Clearance London

Rated 5.0 from 244 Google reviews · Licensed Upper Tier Waste Carrier · Fixed quotes from photos

Need a reliable flat clearance service in London? MM Rubbish Clearance clears flats and apartments across North, East and Central London, working within roughly 4–7 miles of our Islington N1 base. Keeping our area tight means our crews are usually nearby, so quotes are clear and prices stay fair.

We clear single rooms, part-flats and complete one-, two- and three-bedroom flats. You might be moving out, getting a rental ready for new tenants, or clearing a flat after a tenancy or bereavement. Whatever the reason, we remove everything quickly and dispose of it responsibly.

Flats are rarely as simple as houses. We deal with stairs, communal hallways, basement flats, upper floors without lifts, narrow entrances and controlled parking zones every week.

Flats With Stairs and No Lift

Most London flat clearances involve stairs. If your flat is above the ground floor and there's no lift, tell us how many flights there are. Stairs change the labour and time involved, especially for:

  • Sofas and sofa beds
  • Large wardrobes
  • Super king beds and mattresses
  • Heavy cabinets and dining tables
  • Fridge freezers, washing machines and other large appliances

We dismantle furniture where needed to get it down narrow staircases and through tight hallways without damage. For heavier or awkward items we send a larger crew so the job is done safely.

Furniture Removal From Flats

You don't need to book a full clearance. We also remove single items or small groups of furniture, such as a sofa, a bed and mattress, a wardrobe, or a few appliances. For single-item prices, see furniture removal, sofa removal, mattress collection and appliance removal.

For small collections, the price depends mostly on your postcode and whether we can combine the job with other work nearby. Flats closest to our base can usually be cleared more cheaply. Collections near the edge of our area have to cover the extra travel.

End of Tenancy Flat Clearance

Moving out, or getting a rented flat ready for an inventory check or new tenants? We remove furniture, bags, cardboard and unwanted belongings so the flat is ready for the next step. See our end of tenancy clearance service for tenant, landlord and agent jobs.

Landlord and Letting Agent Flat Clearances

Landlords and letting agents often inherit furniture and rubbish when tenants leave. We clear abandoned furniture, mattresses, broken items, appliances, packaging and bagged waste, often without you having to be there.

We can usually quote from photos, so no site visit is needed. Key collection can be arranged for managed properties.

Probate Flat Clearance

We handle probate flat clearances with care for families, executors and property representatives. We can clear the whole flat or remove only selected furniture and contents. Anything that needs to stay can be marked before we start.

For executors and families handling an estate, see our probate clearance service.

Flat Clearance Across North, East and Central London

We don't try to cover all of Greater London. Most of our work is within about 4–7 miles of our Islington base, so we know the streets, the parking and the buildings.

Flat Clearance in North London

North London is our busiest area. We regularly clear flats in Islington, Angel, Highbury, Holloway, Archway, Finsbury Park, Stoke Newington, Canonbury, Barnsbury, Camden, Kentish Town, Highgate, Hampstead, Crouch End and nearby areas.

Many flats here are in converted Victorian houses or purpose-built blocks, with shared staircases and limited parking. Before we quote, we check:

  • Which floor the flat is on
  • Whether there is a working lift
  • How many flights of stairs there are
  • How far it is from the door to the van
  • Parking restrictions or permits
  • How much furniture and rubbish there is
  • Whether large items can be dismantled

That way your quote is realistic and fixed, not raised when we arrive.

Flat Clearance in East London

We clear flats across Hackney, Dalston, Hoxton, Shoreditch, Bethnal Green, Bow and nearby areas. East London flats range from modern blocks with lifts to older buildings with narrow stairs and tight parking. For bigger jobs, photos or a short video help us quote accurately.

In Hackney? See rubbish removal Hackney E8.

Flat Clearance in Central London

We also cover flats in King's Cross, Clerkenwell, Farringdon and Southwark, where loading bays, red routes and parking restrictions often set the timing of the job.

Not sure if you're in our area? See areas we cover, or send your full postcode and we'll confirm straight away. Some places outside our usual area don't make sense for small collections, but we may still take on larger flat clearances there, depending on our route and availability.

How Much Does Flat Clearance Cost in London?

The price of a flat clearance depends on more than the number of items. The main factors are:

  • Volume and weight of waste
  • Type of materials
  • Floor level, stairs and lift access
  • Walking distance to the van
  • Parking
  • Number of crew needed
  • Disposal fees
  • Whether furniture needs dismantling

Flat clearances start from £150. Part and full flat clearances are quoted individually based on the actual work, with stairs, lift access and parking making the biggest difference. For a guide to full one-bedroom and larger clearance prices, see our clearance price guide.

Where possible, we give you a fixed price before we arrive.

Why Access Matters

Two flats with exactly the same furniture can take very different amounts of work. A ground-floor flat with parking outside might take a fraction of the time of the same items on the third floor of a building with no lift. That's why we ask for accurate access details before quoting.

What We Need for a Flat Clearance Quote

For the fastest quote, send us:

  1. Your full postcode
  2. Photos or a video of everything to be removed
  3. Which floor the flat is on
  4. Whether there is a lift
  5. How many flights of stairs
  6. Parking information
  7. Any long carry from the flat to the van
  8. Your preferred collection date

We'll then work out the van space, labour, loading time and disposal needed, and send you a price.

Flat Clearance FAQs

Do I need to be at the flat during the clearance?

Not always. Many landlords and letting agents arrange key collection or building access, and we send confirmation once the job is done. Probate and partial clearances usually need someone to point out what stays, at least at the start.

Can you clear a flat with no lift?

Yes. Most of our flat clearances involve stairs. Tell us the floor and number of flights so we can plan the crew and give you an accurate fixed price.

Do you dismantle furniture?

Yes. We take apart wardrobes, beds, tables and other large items when they won't fit down the stairs or through the door in one piece.

Can you just take a few items rather than clear the whole flat?

Yes. We remove single items and small loads too. The price depends on the items, your postcode and access. See our furniture removal, sofa removal and mattress collection pages for single-item prices.

Can you quote without a visit?

Yes. Most flat clearances are quoted from photos or a short video plus your postcode and access details.

What areas do you cover?

We cover North, East and Central London, within about 4–7 miles of our Islington base, including Islington, Highbury, Holloway, Camden, Hackney, Shoreditch, Stoke Newington, King's Cross and Bethnal Green. Send your postcode to check.
