Rubbish clearance in London starts from £85 for a small collection, and partial house or flat clearances start from £150. Most jobs are priced on the volume and weight of waste, the labour involved, the floor level and how close the van can legally park. We are not VAT registered, so the price we quote is the price you pay.

Small collections start from £85. A typical clear-out of 12 to 15 bags has been quoted at around £195, and a full two-bedroom flat clearance at £850 to £950. The final price depends on volume, weight, floor level and access.

How much does house clearance cost?

Partial house and flat clearances start from £150. A full two-bedroom flat has recently been quoted at £850 to £950. Larger properties, heavy waste, upper floors without a lift and difficult parking all increase the labour involved, so we quote from photographs rather than by room count alone. How much does it cost to remove a sofa or a mattress?

Mattress collection is priced by size: single £65, double £75, king £90 and super king £110, with a bed frame dismantled and removed from £65. A sofa or wardrobe has recently been collected for £150. Floor level and whether an item needs dismantling can affect the price.

Do you charge VAT?

No. We are not VAT registered, so there is no VAT to add. The fixed quotation you receive is the amount you pay.

What is included in the price?

Labour, loading, transport, licensed disposal, a sweep-up of the collection area and a Waste Transfer Note emailed after the job. There is no separate charge for carrying items out of the property.

Can you get free house clearance?

Genuinely free clearance is rare and usually depends on the property containing items of resale value that cover the cost of the work. Most clearances involve furniture, appliances and general waste that cost money to dispose of lawfully. If a property does contain saleable items, tell us and we will take that into account in the quotation.

Is it cheaper than hiring a skip?

It depends on the job. A skip can look cheaper per cubic yard, but you load it yourself, you may need a council permit to put it on the road, and restricted items such as fridges, mattresses and plasterboard cannot simply be thrown in. Our price includes the labour and the disposal.

What can increase the price after the quotation?

Only items or conditions we were not told about: extra waste that was not in the photographs, a different floor level, no safe route out, or restricted waste such as fridges, paint or plasterboard that needs a separate disposal route. We confirm any change with you before continuing.

Do you charge for a quotation or a site visit?

No. Photo quotations by WhatsApp or email are free, and so is a written quotation for larger clearances.

How do I pay, and do I get a receipt?

Payment is taken once the work is finished and you are happy with the clearance. You receive a receipted invoice and a Waste Transfer Note by email.
