Is Garage Clearance Free?

No — garage clearance in London is not free. Every clearance carries real costs: two or three operatives on site, vehicle time and fuel, and disposal charged by weight at a licensed waste transfer station. What can change is the price. Items with genuine resale or scrap value may reduce your quote, but they rarely cover the whole job.

Why "free rubbish collection" offers are worth checking

If someone offers to clear your garage for nothing, it is worth asking how the waste will be disposed of. Compliant disposal is charged by the tonne, so a genuinely free clearance has to recover that cost somewhere.

In England, householders have a duty of care for their own waste. You must take reasonable steps to make sure you only hand waste to an authorised person — in practice, checking the carrier's Environment Agency registration number. If waste from your property is fly-tipped and traced back to you, your council can issue a fixed penalty notice. The default is ยฃ200, reduced to ยฃ120 if paid within 10 days, and councils may set their own amount within a ยฃ150–ยฃ600 range.

What can reduce the price of a garage clearance

A few things genuinely bring a quote down, and it is worth mentioning them when you send photos:

  • Clean scrap metal — old tools, metal shelving, bike frames, cast iron and copper have recovery value when there is enough of it.
  • Items in resaleable condition — usable furniture and working equipment can sometimes be reused rather than disposed of.
  • Sorted, accessible loads — if waste is bagged and near the door, the job takes less labour time.
  • Light loads — disposal is charged by weight, so a garage full of boxes costs less to dispose of than the same volume of timber, rubble or appliances.

Whether an allowance applies depends on condition, quantity and how much it costs us to collect and handle. Mixed garage contents will not normally pay for the clearance, and we will tell you honestly if there is nothing worth crediting.

When garage clearance genuinely can be free

There is one honest exception. If a garage contains only clean, sorted scrap metal in reasonable quantity, a scrap metal dealer may collect it at no charge because the material itself covers their costs. That does not extend to a normal garage clearance, where the metal is mixed in with bags, boxes, timber, broken appliances and general rubbish that all has to be paid for at the tip.

What We Can and Cannot Take From a Garage

Garages collect a wider range of material than any other room in a house. Most of it is straightforward. Some of it is charged differently because it cannot go into general waste. A small amount should not be touched at all until it has been assessed. Here is where each type sits.

Heavy materials such as timber, rubble and DIY waste are charged by weight rather than volume, because that is how disposal is charged to us. A small pile of rubble can cost more to dispose of than a van full of boxes.

Removed — but tell us in advance

These need separate handling or a separate disposal route, so they can affect the quote. None of them are a problem — we just need to know before we arrive.

Electrical items and appliances (WEEE)
Fridges, freezers, washing machines, TVs, microwaves and power tools are classed as waste electrical equipment and go for separate treatment rather than general waste. Fridges and freezers cost more because of the gases they contain.
Scrap metal and reusable tools
Worth flagging for the opposite reason — clean metal in reasonable quantity has recovery value and may reduce your price rather than increase it.
Tyres
Tyres are banned from landfill in the UK and must go for recycling or energy recovery, so they are charged per tyre on top of the clearance.
Paint, oil, fuel and chemicals
Liquid paint, engine oil, petrol, white spirit, weedkiller and similar are hazardous waste and cannot be mixed into a general load. Fully hardened or completely empty paint tins are usually fine. Tell us roughly how many containers there are and whether they are liquid or dried.
Gas bottles and cylinders
LPG, patio gas, camping gas and welding cylinders usually remain the property of the supplier and should go back to them or to a specialist. We will advise on the right route rather than putting them in the van.
Garage doors, frames and metal panels
Up-and-over doors and roller shutters can be removed, but they need dismantling and two operatives, so allow extra time on site.
Sheds and outbuildings
We can dismantle and remove a shed alongside a garage clearance. The labour to take it apart is the main cost, not the waste itself.

Not handled as standard garage waste

If you think any of this is present, stop and tell us before the clearance is booked.

Asbestos — garage roofs, wall panels and sheeting

Many garages built before the mid-1980s have corrugated asbestos cement roof sheets, panels or gutters. Asbestos is not standard garage waste and is not included in a garage clearance. An Environment Agency waste carrier registration does not authorise anyone to remove asbestos.

Under HSE rules, carefully removing undamaged asbestos cement sheeting whole can be non-licensed work, but it still requires a risk assessment, trained operatives and proper controls. As soon as the material is broken up or is likely to create significant dust and debris, it becomes notifiable non-licensed work or licensed work, and it must be disposed of as hazardous waste through an appropriate facility.

If you suspect asbestos: do not break it, drill it, sweep up debris or put it in with general rubbish. Leave it in place, tell us what you have seen, and we will advise you on getting it assessed and removed through the correct specialist route before we clear the rest of the garage.
