Streets, Access & Parking

Local rubbish clearance around Hampstead and the Heath

The three projects above sit in different parts of the wider Hampstead area, and each presents a different type of clearance. A van that can wait while the team loads is often more practical than leaving a skip outside, particularly where roads are narrow, parking is controlled or waste must be carried through a shared building.

Branch Hill, Frognal Rise, West Heath Road & Oak Hill Way

Branch Hill runs along the wooded western side of Hampstead Heath between Frognal Rise and West Heath Road. The surrounding streets include late-19th-century Gothic terraces and semi-detached houses, substantial older homes converted into flats, purpose-built apartment blocks and the modernist housing around Spedan Close and Oak Hill Park. Steep gradients, mature trees, bends and limited kerb space can make access more important than the size of the load.

This part of NW3 is predominantly residential. Hampstead’s shops, cafés, pubs and other businesses are concentrated closer to Heath Street and Hampstead High Street, while schools and community buildings generate busier periods on nearby routes. For a collection on Branch Hill, Frognal Rise, West Heath Road or Oak Hill Way, customers should send photographs of the waste and the route to the road, including gates, basement steps and long garden paths.

Parking is controlled across Camden and the applicable zone can change between nearby streets. Resident bays, yellow lines and loading restrictions do not all operate in the same way. We check the collection point in advance, but customers should mention private-estate rules, suspended bays or building-management restrictions when booking.

Compayne Gardens, Canfield Gardens, Fairhazel Gardens & Priory Road

South Hampstead around Compayne Gardens, Canfield Gardens, Fairhazel Gardens and Priory Road is known for broad, tree-lined residential streets. The housing includes large late-Victorian and Edwardian semi-detached houses, many converted into flats, alongside mansion blocks, mews homes and purpose-built apartments. Bay windows, raised ground floors, lower-ground entrances and internal stairs are common, so a “small” flat clearance may still require considerable carrying.

The streets themselves are mainly residential, with schools, nurseries, places of worship and community spaces woven into the neighbourhood. Shops, cafés, pubs and other businesses become more concentrated towards Finchley Road, West End Lane and the local parades. Collections near schools are best planned around arrival and departure times where possible, especially when loading space is limited.

South Hampstead is a conservation area, but that designation does not prevent an ordinary rubbish collection. The practical issue is access: controlled parking, resident bays, narrow side passages and shared entrances. Send the floor level, lift details and parking information with your photographs so the team can plan the collection without leaving waste in a communal hallway or on the pavement.

North End Way, Hampstead Way, Wildwood Road & Heathgate

On the northern edge of Hampstead Heath, North End Way, Hampstead Way, Wildwood Road and Heathgate connect the Heath, Golders Hill Park and the Hampstead Garden Suburb side of NW11. This is a greener, lower-density area with detached and semi-detached houses, Arts and Crafts-influenced homes, apartment buildings and properties with longer front paths or garden access.

The area is not purely residential. The King Alfred School is on North End Road, and cafés, park facilities and well-known pubs sit around the Heath-facing routes. School traffic, weekend visitors and activity around Golders Hill Park can reduce convenient stopping space even where a road appears quiet at other times.

Some streets fall within Barnet parking controls, and restrictions vary by location. Loading must not obstruct entrances, footways or traffic, so photographs of the frontage and any side or rear access are useful. For fencing, branches, timber and bagged garden waste, also show the full pile and identify soil, rubble or unusually heavy pieces before we quote.

Hampstead Village, Heath Street, Rosslyn Hill & South End Green

Hampstead Village has a denser mix of cottages, terraces, period houses divided into flats and premises above shops. Heath Street and the High Street contain restaurants, cafés, pubs, shops and professional businesses, while Rosslyn Hill and South End Green include homes, schools, medical buildings and local services. Collections here can involve basement stairs, upper floors, timed access and little space between the property and moving traffic.

For homes above commercial premises or on busy routes, tell us about delivery hours, loading bays, red-route restrictions, concierge arrangements and any rule against moving bulky items through the main entrance at certain times. That information helps us choose a realistic collection window and quote for the labour involved.

Property Clearance

House clearance in Hampstead, handled room by room

A property clearance is rarely just “some rubbish”. It may involve separating belongings, working around items that are staying, carrying furniture down several floors or meeting a deadline before a sale, move or new tenancy.

MM Rubbish Clearance handles both full and partial house clearances in Hampstead. We can clear a single room, a loft or basement, or work through the whole property. Before arrival, tell us about stairs, lifts, parking restrictions and any furniture that may need dismantling. That lets us allow for the right labour and vehicle space in the quotation.

If the property is occupied or shared, mark or group anything that must remain. For keys held by an agent or building manager, access and collection arrangements can be agreed in advance.

Handled With Care

Probate and bereavement house clearance

Probate clearances require more care than an ordinary collection. Executors and families may still be deciding what to retain, donate, sell or remove, and the property may need to be prepared for valuation or sale.

We can complete a full clearance or remove only the items already identified. Our team works to the agreed instructions and treats the home and its contents respectfully. Where a solicitor, executor, estate agent or property manager is coordinating the work, we can provide the quotation and Waste Transfer Note digitally for their records. See our probate clearance service.

Before booking, it helps to:

  1. Retain personal items first

Remove documents, photographs, jewellery and other personal items that are being retained.
  2. Identify what stays

Clearly identify furniture or boxed possessions that must stay.
  3. Confirm who authorises

Tell us who can authorise decisions at the property.
  4. Share access details

Share floor level, access, parking and key-collection details.

If the contents have not yet been sorted, ask us about a staged or partial clearance rather than rushing the decisions.

How It Works

How the Hampstead clearance service works

  1. Send photos and the NW3 postcode

WhatsApp clear photos or a short video of everything to be removed. Include the postcode, waste type, floor level, stairs or lift, parking and the route from the items to the vehicle.
  2. Receive a clear quotation

We assess the volume, weight, materials, labour and access information supplied. If the load or site conditions are materially different when the team arrives, we will discuss any price change before continuing.
  3. Choose a collection time

Confirm a same-day, next-day or scheduled slot, subject to availability. If you have a completion date, tenancy deadline or restricted building hours, tell us at the start.
  4. We lift, load and document the collection

The team removes the agreed items, loads the vehicle and transports the waste through authorised facilities. A digital Waste Transfer Note is provided after the completed collection.

Compare Your Options

Private rubbish clearance or Camden Council collection?

Camden Council’s large-item collection can be the cheapest sensible option for a small number of eligible household items. At the time of writing, Camden lists charges of £25 for 1–5 items or up to 20 black bags, £50 for 6–10 items or up to 40 bags, and £75 for 11–15 items or up to 60 bags. Large electrical items are handled separately, and some qualifying residents can receive free collections. Always check the council’s current prices and acceptance rules before booking because they can change.

The trade-off is that Camden’s Veolia collection is a limited kerbside service. Items must be placed outside the home at street level, and collections take place Monday to Friday. That may be perfectly suitable for a few manageable items, but it does not provide the inside labour or flexibility required for many Hampstead properties.

Why customers choose MM instead

We collect from inside

You do not have to carry a sofa down several flights, move a wardrobe through a communal hall or leave bags on the pavement. Tell us about the stairs, lift and access before booking, and we will include the required labour in the plan.

One team can clear the whole job

A house move, probate clearance or renovation rarely produces one neat category of waste. We can assess furniture, bags, timber, garden waste and suitable renovation materials together, rather than asking you to arrange several separate disposal routes. Restricted or hazardous materials must still be declared and assessed separately.

More flexible collection times

MM operates seven days a week, with same-day availability possible on some routes. This can be useful before a property completion, end-of-tenancy inspection, contractor handover or weekend move. Availability is confirmed at the time of booking.

No waste left waiting outside

Our wait-and-load approach means the agreed items are loaded directly into the vehicle. No skip is left in the road, and you do not need to place furniture or mixed rubbish outside days in advance. Parking and loading restrictions still apply and must be planned.

Suitable for landlords, executors and businesses

We provide a quotation based on the supplied details and a digital Waste Transfer Note after collection. That creates a useful record for landlords, executors, solicitors, agents, facilities managers and businesses responsible for the waste.

When Camden Council may be the better choice

If you have only a few eligible household items, can safely move them outside and do not need an urgent or weekend collection, Camden’s service may save you money. We would not recommend paying for a managed clearance when the council option already fits the job.

Residents able to transport their own household waste can also use the Regis Road Reuse and Recycling Centre in Kentish Town. Check Camden Council’s current opening times, accepted materials and van-booking requirements before travelling.

Choose MM when you need the labour, speed, flexibility or capacity that a basic kerbside collection does not provide. Send photographs of everything, plus the postcode and access details, and we will quote for the complete clearance.

Licensed & Documented

Licensed waste removal protects you

Whoever collects your rubbish should be authorised to carry it. MM Rubbish Clearance is registered as an Environment Agency upper-tier waste carrier under registration CBDU418527. We provide a Waste Transfer Note after the collection, creating a record of who took the waste and how the transfer was handled.

Environment Agency Upper-Tier Waste Carrier

CBDU418527

Verifiable at any time on the public register. A digital Waste Transfer Note is issued after every completed collection.

Upper-Tier Registration

Registered with the Environment Agency to carry waste, not simply insured to drive a van.

£5 Million Public Liability

Cover in place for work carried out at residential and commercial properties.

Digital Waste Transfer Note

Issued after completion, giving you a record of the transfer for your files.

Authorised Facilities

Collected waste is transported through licensed waste-transfer and recycling facilities.

This matters for every customer, but especially for landlords, executors, estate agents, facilities managers and businesses responsible for demonstrating reasonable care over their waste.

Before hiring any clearance company, check its registration and ask what paperwork you will receive. A price without traceable disposal or documentation can leave you exposed if the waste is later fly-tipped.

Hampstead NW3 FAQs

Frequently asked questions

How is pricing calculated for rubbish clearance in NW3?

We calculate the quotation using the volume and weight of the waste, material type, labour and access. A light load beside the entrance is different from heavy renovation waste carried down several floors. Send photos or a short video, your NW3 postcode and details of stairs, lifts and parking so we can assess the whole job before confirming the price. The agreed quotation covers the labour, loading, transport and disposal described.

Can you collect rubbish without a skip permit on narrow Hampstead roads?

Yes. Our wait-and-load service removes the waste directly into a collection vehicle, so no skip is left on the road and a skip permit is not required. This can work well on narrow streets or outside properties with limited space. Parking, loading and access restrictions still apply, so tell us about resident bays, red routes, controlled hours or other restrictions when requesting your quote.

Can you collect rubbish from inside my flat?

Yes, where access is safe and agreed. Tell us the floor level, whether there is a lift, the number of stairs and whether large furniture needs dismantling. These details help us plan the labour and quote accurately.

Do you remove bulky furniture and appliances from upper-floor flats?

Yes. Our team can carry sofas, beds, wardrobes and suitable appliances from inside upper-floor properties, subject to safe access. Hampstead’s period conversions and mansion blocks can have tight halls, narrow stairs or building rules, so send access photographs and measurements for unusually large items. Electrical or specialist appliances must be identified before booking.

Do you offer same-day rubbish removal in Hampstead?

Same-day collection may be available depending on the time of enquiry, job size and route. Send the details as early as possible and we will confirm the available options. Scheduled collections are also available.

Can you clear an entire house?

Yes. We carry out full and partial house clearances, including furniture, appliances and mixed household contents. Identify anything that must remain before work starts.

Do you handle probate house clearances?

Yes. We work with families, executors, solicitors, estate agents and property managers on respectful full or partial clearances. Quotations and Waste Transfer Notes can be supplied digitally for record-keeping.

Can you remove builders’ waste?

We can quote for many types of non-hazardous renovation and builders’ waste. Show all materials in the photos because rubble, soil, plasterboard and other dense loads are priced differently from ordinary household rubbish.

What happens to the collected waste, and is it recycled?

We transport collected waste through authorised facilities, where suitable materials can be separated for recycling or recovery. The result depends on what is in each load, so we do not promise that every item can be recycled. A digital Waste Transfer Note is provided after the completed collection.

Are you licensed by the Environment Agency?

Yes. MM Rubbish Clearance is registered as an Environment Agency upper-tier waste carrier under registration CBDU418527. We provide a digital Waste Transfer Note after the collection, giving you a record of the waste transfer and helping you demonstrate that you used an authorised carrier.

What can’t go in a mixed rubbish load?

Hazardous and restricted items need separate assessment. Tell us in advance about asbestos, chemicals, paint, oil, gas cylinders, batteries, clinical waste or unidentified liquids. Never conceal these within bags or furniture.

Is Camden Council’s bulky-waste service cheaper?

It may be the better-value option for a limited number of eligible household items that you can place outside at street level for a weekday collection. MM is designed for jobs requiring inside lifting, mixed or larger loads, flexible scheduling and a managed clearance from start to finish.
