Responsible rubbish clearance is central to how MM Rubbish Clearance collects and manages unwanted items across London. We sort what we collect, prioritise reuse, recycling and recovery, and treat landfill as the last resort.
Unwanted items should be managed properly, not collected and forgotten about.
Everything we collect goes to an authorised waste-transfer, recycling or specialist treatment facility. There it is separated into material streams: wood, metal, hardcore, electrical equipment and general residual waste. We identify anything needing separate handling before we load it, and we describe every load accurately to the facility receiving it.
Not every item can be reused or recycled. Some materials are legally required to be destroyed rather than recovered. What we can promise is that every load is handled lawfully and sent down the best route available to it — and that we'll tell you honestly which route that was. You get a waste transfer note for every collection.
The colour bar shows the route each material takes. Anything flagged in yellow must be declared before we arrive — it needs a different vehicle, facility or documentation.
Clean, safe, serviceable items can often be passed on for reuse, which beats recycling them. Condition, cleanliness, fire labels and local demand all affect whether a reuse route will take something, so we can't promise every usable-looking item finds one. Keeping items dry and undamaged before collection makes it far more likely. We separate wood from mixed loads. Depending on type and condition it may be processed into panelboard or woodchip; wood that can't be recycled goes to an authorised energy-recovery facility. Painted, treated or contaminated timber takes a different route from clean, untreated wood.
Bricks, concrete, tiles and stone are crushed into recycled aggregate for construction and landscaping. Keeping hardcore clean and separate from general waste is the single most useful thing you can do on a building job — mixed rubble often can't be recovered at all. Plasterboard must never go in with it.
Ferrous and non-ferrous metals are sorted and sent for reprocessing, which displaces virgin material one-for-one. Metal is also recovered from appliances, furniture and construction waste at authorised treatment facilities.
Clean, dry cardboard, paper and suitable plastics are separated for recycling. Wet or heavily contaminated material usually isn't accepted — a rain-soaked stack of cardboard is general waste. Keep it under cover if you can.
Branches, leaves, grass cuttings and other green waste can be composted or turned into soil improver. Soil, plastic bags, plant pots, treated timber and general rubbish contaminate the load, so keep them out of the green waste pile.
Electricals never go in with general waste. Televisions, computers, washing machines, cookers and small appliances go through WEEE routes, where working equipment may be reused and metals recovered from the rest. Fridges, freezers and air-conditioning units need specialist treatment because of refrigerant gases and oils.
Damaged or crushed lithium-ion batteries start fires — in our vehicle, or at the transfer station. They're in phones, laptops, cordless tools, e-bikes, e-scooters, toys, vapes and battery-powered garden equipment. Never hide loose batteries in a bag of general rubbish, and tell us about anything swollen or damaged.
Mattresses are several materials fastened together, which makes them awkward to process. At a specialist facility they can be dismantled so springs, foam and textiles are recovered separately. Not every facility offers this, and a soaked or heavily soiled mattress may not qualify.
Sofas, armchairs, sofa beds, upholstered dining and office chairs and footstools are kept out of mixed waste entirely. Older upholstery contains flame retardants classed as persistent organic pollutants (POPs), and the law requires that material to go to an authorised facility for controlled destruction — not recycling, not landfill. This is why "not sent to landfill" doesn't always mean "recycled." For seating treated as POPs waste, authorised destruction is the correct environmental outcome. Any recoverable component must be handled only through an appropriately authorised process.
Whole and shredded tyres are banned from ordinary landfill and must go through an authorised recovery route. Depending on condition they may be assessed for retreading, or processed to recover rubber and steel. Tyres usually carry a separate disposal charge.
Liquid paint, solvents, oils, fuels and pesticides never go down a drain or into a mixed load. Many are classed as hazardous waste and need identification, secure handling and a facility licensed to accept them. Empty, fully dried tins are often treated differently from tins holding liquid — tell us what you have and we'll confirm what we can take.
Gypsum mixed with biodegradable waste under landfill conditions produces hydrogen sulphide gas, so plasterboard is kept separate by law. Separated board can go for gypsum recovery. Don't mix it with rubble, soil or general rubbish — it contaminates both loads.
These materials need advance identification, separate transport, specific documentation or a licensed contractor. Some need a separate quotation; a few we can't take as part of a standard clearance at all. Telling us up front is what stops a load being rejected at the gate.

You receive a waste transfer note for every collection, showing who took the waste, what it was and where it went. Recycling routes vary between facilities, so we can't guarantee the final destination of every individual component unless the receiving facility documents it — and we won't pretend otherwise.
Send us photographs or a list of what needs removing. Better information means safer handling, fewer rejected loads and more material recovered.
Any recycling or landfill-diversion figure we publish will come from real records and will say exactly what it covers. Until we have a measured emissions baseline and a reduction plan behind it, you won't see these words on this website:
We'd rather tell you that your sofa had to be destroyed than tell you it was recycled when it wasn't. If a quote is unusually cheap and the operator can't show you a waste carrier registration or say where your waste is going, ask why — as the waste producer, you can still be investigated if it's fly-tipped.
