Most people don’t call a rubbish clearance company on a good day.

It’s usually a move that’s running late, a tenancy ending on Friday, a probate clearance nobody feels ready to deal with, or a landlord’s inspection first thing tomorrow. Whatever the reason, you need the same thing: someone who turns up when they said they would, charges what they quoted, and can tell you where your waste went afterwards.

That’s the company we set out to build.

MM Rubbish Clearance Ltd is a licensed, owner-operated waste carrier based in Islington, N1. We handle rubbish removal, house clearance, garden and garage clearance, furniture collection and commercial clearance for homeowners, tenants, landlords, agents and businesses across London.

When you contact MM Rubbish Clearance, your enquiry is handled directly by our team. We assess the work, explain the quotation and make sure you know who is responsible for the collection from the outset.

Where We Work

We operate from our base in Islington, N1, placing us within practical reach of large parts of North, East and Central London, together with selected areas of South and West London. Our coverage is determined by journey time, access and the requirements of each job rather than rigid borough boundaries.

Being centrally based helps us plan routes efficiently and, subject to availability, offer same-day or short-notice collections in many of the areas closest to us.

Islington, Highbury, Holloway, Crouch End, Stoke Newington, Hoxton, Shoreditch, Hackney, Camden Town and King’s Cross form the heart of our work — including rubbish removal in Islington N1, where we are based. For larger clearances and commercial projects, travelling further across the capital is often justified, and we’re happy to look at work outside our usual routes on that basis.

If you’re unsure whether we cover your postcode, just ask. We’ll give you a straight answer rather than taking a booking we can’t properly service.

How MM Rubbish Clearance Started

MM Rubbish Clearance was established after seeing how difficult customers often found it to obtain clear prices, dependable collection windows and straightforward information about responsible waste disposal.

Those three frustrations came up again and again — a quotation that shifted once someone arrived, a collection window that turned out to be a guess, and no clear answer to a simple question: where does this actually go?

The company was founded by Akpovi “Ovi” Ejeta to work the other way round, and it was built on four principles that still govern how we operate regardless of the size of the job.

Reliability. An agreed collection window should mean something. When circumstances change, customers should be informed before they have to chase for an update.

Transparency. Quotations should be based on the information provided, with anything that could affect the final cost explained in advance.

Communication. Customers should know who is attending, when they are expected and what happens to the waste after collection.

Responsible disposal. Waste should be transferred only through licensed facilities, with the correct documentation available where required.

Repeat customers, recommendations and customer reviews have all played an important part in the company’s growth since.

“I’ve always believed rubbish removal should be straightforward. Customers deserve clear communication, honest quotations and confidence that their waste is being handled responsibly. That’s the standard we’ve worked to since day one.”

What Sets Us Apart

Choosing a clearance company is really a question about risk. You’re letting a stranger into your home or your business, trusting a price you’ve been given, and handing over responsibility for waste that remains legally connected to you.

Here’s how we reduce that risk:

  • Clear quotations. We assess the photographs, waste type, volume and access before confirming the price. Any circumstances that could affect the quotation are explained in advance.
  • Agreed collection windows rather than open-ended all-day slots.
  • A professionally presented team in branded workwear, with company identification available where required.
  • Careful handling of your property — floors, doorways, lifts and communal areas are protected, and we clear up after ourselves.
  • Licensed disposal at permitted waste transfer and recycling facilities.
  • A digital Waste Transfer Note on every completed job, with a copy available by email, so you always have written evidence of responsible disposal.
  • Responsible recycling, with materials separated and recovered wherever practical.
  • Genuine photographic evidence of our work, rather than stock imagery.

We apply the same standards to a single mattress collection as we do to a full commercial strip-out. The scale changes; the approach doesn’t.

How a Clearance Works

The MM Rubbish Clearance team lifting and loading waste by hand during a London collection.

We’ve kept the process deliberately simple. Most jobs go from first enquiry to completed clearance without you having to chase anything.

Your enquiry

Get in touch by phone, WhatsApp or email. Photographs are the fastest route to an accurate price — a few pictures of the items, plus a note on access (which floor, whether there’s a lift, what the parking is like), tells us most of what we need.

Your quotation

We provide clear quotations based on the photographs, waste description and access information supplied. Provided the quantity, waste type and access match the information given, the agreed quotation remains unchanged.

We look at volume, waste type, likely weight, floor level, lift or stair access, parking, carrying distance, any dismantling required and any additional labour involved. If something about the job could affect the price — items added after the quotation, materially heavier waste than described, prohibited or specialist items, or access that differs from what was disclosed — we’ll explain it upfront rather than leave it to be discovered on the day.

Booking and collection window

Once the quotation is accepted, we confirm the collection window and payment arrangements in writing. A booking deposit may be required to secure the appointment, with the balance payable according to the agreed terms.

Collection day

Our team aims to arrive within the agreed window — and if anything changes, we’ll let you know rather than leave you waiting. They arrive professionally presented in branded workwear, with company identification available where required. We’ll walk the job with you, confirm exactly what’s going, and get to work. Access routes are protected as we load, and the space is left swept and tidy.

Responsible disposal and documentation

Your waste is transported to licensed waste transfer and recycling facilities, where materials are separated for recycling wherever practical. We issue a digital Waste Transfer Note on every completed collection, and a copy is available by email whenever you need it — so the documented record of where your waste went is there as standard, not only on request.

Licensed, Insured and Documented

Anyone can buy a van and print a leaflet. The paperwork is what separates a licensed waste carrier from a man with a truck, and it matters more than most people realise.

Householders and businesses have a responsibility to take reasonable steps to ensure their waste is transferred to an authorised carrier. Checking a company’s registration and keeping the relevant documentation helps demonstrate that the waste was handed over responsibly.

MM Rubbish Clearance Ltd is registered with the Environment Agency as an Upper Tier Waste Carrier, registration number CBDU418527. You can verify this yourself through the Environment Agency’s public waste-carrier register (opens in a new tab) — and we’d encourage you to check any company you’re considering, including us.

We work exclusively with licensed waste transfer and recycling facilities, and we issue a digital Waste Transfer Note on every completed job, with a copy available by email. Commercial customers, landlords, letting agents and property professionals can retrieve these at any time for their compliance records.

We carry £5 million Public Liability Insurance, and the certificate is available on request.

Every clearance company’s website says the same things. Very few show you the work.

We use genuine before-and-after photographs and real case studies to show the work we carry out across London. These pages explain what was removed, the access involved, how the job was completed and what the space looked like afterwards.

Not stock photography of a tidy garage in another country — the actual properties we’ve cleared: the overloaded garden, the flat emptied after a tenancy ended, the office mid-refurbishment with fit-out waste stacked against the wall, and the same spaces once we’d finished.

They’re the most honest picture we can give you of what it’s like to work with us, and they let you judge the standard for yourself before you pick up the phone.

Every before-and-after project published on our website is based on a genuine completed job. We believe customers should be able to see the quality of our work before making a decision, which is why our case studies include real photographs, the type of clearance completed, access information and the final outcome.

Who We Work With

Clearance work varies enormously depending on who it’s for, and part of the value of doing this job properly is knowing what different customers actually need.

Homeowners, tenants and residential customers come to us during moves, renovations, downsizing and probate clearances. These jobs often carry some emotional weight, and they’re handled with the discretion and patience that deserves.

Landlords, letting agents, estate-management companies, block-management companies and housing associations rely on us for turnarounds between tenancies, communal-area clearances and void property work. Speed matters here, but so does documentation — agents and managing agents need Waste Transfer Notes for their compliance files, and a digital note is issued on every job as standard.

Contractors, property-maintenance companies and building and construction companies use us for builders’ waste, strip-out debris and site clearances, where the priority is a vehicle that arrives when scheduled and doesn’t hold up the programme.

Offices, local businesses, restaurants, cafés, shops and retail premises, warehouses and other commercial and industrial premises call us for refurbishment clearances, furniture and IT disposal, and ongoing commercial waste removal, usually scheduled around trading hours to keep disruption down. That side of the business is covered in more detail on our page for commercial clearance in London.

Schools and educational facilities, hospitals and healthcare organisations, local authorities and council-related projects bring their own requirements around access, safeguarding, scheduling and compliance paperwork. We’re used to working within them.

Film and television production companies call us for set strikes and location clearances, where the turnaround is typically immediate and the wrap time isn’t negotiable.

Different jobs, different pressures — but the same standard of work applies to all of them.
