Everyone who produces, imports, stores, transports, treats or disposes of controlled waste has a legal duty of care. It applies to MM Rubbish Clearance Ltd as the carrier, and to the household, landlord or business transferring waste to us.

Our procedures are designed to ensure that waste is:

Why you should use a registered waste carrier

Keep your paperwork. Businesses must retain controlled-waste transfer notes for two years, and hazardous waste consignment notes for three. Householders should keep theirs with the invoice as proof the waste was passed to an authorised carrier.

Invoices and payment records

A digital invoice, receipt or payment record is issued after collection, giving a clear record for homeowners and tenants, landlords and letting agents, property and block managers, offices and retail premises, construction and refurbishment clients, and business expense records.

Commercial customers should provide the correct legal name, billing address and email address when arranging a collection.

Authorised waste facilities

Waste collected by MM Rubbish Clearance Ltd is taken to authorised waste-transfer stations, recycling facilities or other sites permitted to receive the relevant materials. We use only permitted or exempt facilities.

We work to prevent illegal disposal by maintaining an upper-tier registration, issuing Waste Transfer Notes, keeping records of completed collections, using authorised facilities, maintaining identifiable business and vehicle information, refusing collections that cannot be completed safely or lawfully, and investigating any concern raised about waste handling.

Avoid collectors who refuse to give their business details, cannot produce a waste-carrier registration, or will not explain how the waste will be disposed of.

Staff and operational standards

Hazardous and restricted materials

Some materials cannot be included in an ordinary clearance. They may require specialist packaging, transportation, documentation or disposal. Examples include:

This list is not exhaustive. Disclose hazardous, restricted or unusual items when requesting a quotation. We may refuse any item that has not been declared or that cannot be carried safely and lawfully.

Electrical equipment and appliances

Electrical and electronic equipment may be subject to specialist waste requirements. We collect fridges and freezers, washing machines and tumble dryers, televisions and monitors, computers and office equipment, small household appliances and other electrical products, keeping them separate or routing them appropriately where required.

Please identify fridges, cooling appliances, batteries and fluorescent lamps when requesting a quotation, as these are regulated separately.

Upholstered seating

Domestic upholstered seating — sofas, sofa beds, armchairs, futons, beanbags, floor and sofa cushions, kitchen and dining chairs with upholstery, office chairs and stools — is treated as containing persistent organic pollutants (POPs) unless it can be shown otherwise.

Where seating is treated as POPs waste, it must be identified at the point of collection and kept separate from other waste throughout. It must not be mixed with general loads, landfilled or recycled, and must be sent for incineration at a facility permitted to receive it. We identify and separate these items as a matter of routine rather than case by case.

Please include clear photographs of any upholstered furniture when requesting a quote, so we can plan the collection and price it correctly.

Residential clearances

Our residential services include house and flat clearances, end-of-tenancy clearances, furniture and bulky-item removal, garage, loft and basement clearances, garden-waste removal, mattress and bed collection, fridge and appliance removal, and probate and bereavement clearances.

We can remove items from inside a property subject to safe and reasonable access. Tell us about stairs, lifts, parking restrictions, long carrying distances and dismantling requirements when requesting a quotation.

Commercial waste collections

MM Rubbish Clearance Ltd provides documented collections for offices, shops, landlords, estate agents, property managers and other commercial customers, covering office furniture, packaging and cardboard, fixtures and fittings, IT and electrical equipment, refurbishment waste, stock and storage waste, and general non-hazardous commercial waste.

Commercial customers must give an accurate description of their waste and identify any materials requiring special handling. Invoices and Waste Transfer Notes can be supplied for internal accounts, environmental records and duty-of-care documentation.

Builders’ and renovation waste

We collect suitable non-hazardous waste from building, refurbishment and renovation work: timber, rubble and masonry, bricks and concrete, flooring, kitchen and bathroom units, fixtures and fittings, plasterboard, packaging and mixed renovation waste.

Heavy materials, plasterboard and specialist construction waste must be declared in advance, and the quotation may depend on weight as well as volume. We may refuse materials that cannot be safely transported or accepted at an authorised facility.

Transparent quotations

Send photographs or a short video through WhatsApp, together with:

  • The collection postcode.
  • A description of the items and approximate quantity.
  • Floor level, and details of stairs or lifts.
  • Parking and access information.
  • Any dismantling requirements.
  • Information about heavy, hazardous or restricted materials.

Councils, housing estates, managing agents and commercial sites often set their own rules on parking, access, loading and working hours. When completing a collection we aim to:

Customers are responsible for arranging any permits, access permission or parking authorisation they have agreed to provide.

We may refuse to remove items where ownership is disputed or authority for removal cannot be demonstrated.

Subcontractors and third parties

If a subcontractor or third-party carrier is used, we take reasonable steps to confirm that the business holds the registration, insurance and permissions appropriate to its role. Waste must not be transferred to an unauthorised person or taken to an unauthorised destination. Relevant details of another carrier or receiving facility may be recorded in the transfer documentation.

Records and data

To operate our service and demonstrate compliance, MM Rubbish Clearance Ltd may retain enquiries and quotations, customer contact information, collection addresses, photographs supplied for quotations, booking and route information, waste descriptions, Waste Transfer Notes, invoices, receipts and payment records, disposal or transfer records, and photographs showing completed work.

Records are handled in accordance with our privacy obligations and retained only for legitimate business, contractual, regulatory and legal purposes.

Reporting a concern

If you have a question or concern about a collection, contact us with your name and contact details, the collection address and date, your invoice or booking reference, a description of the concern, and any relevant photographs or documents. We will review the information and respond as soon as reasonably possible.

Serious suspected fly-tipping or environmental offences can also be reported to the relevant local authority or to the Environment Agency.
