End of tenancy clearance is different from ordinary household waste collection because there is usually a deadline. You may need the property cleared before:
We collect from inside the property, communal areas, basements, upper floors and gardens, or from items already placed outside, depending on the access arrangements.
Some items need separate handling. Waste upholstered seating may contain persistent organic pollutants (POPs) and is kept apart from other waste. Fridges and freezers need specialist handling, so please mention them when you ask for a quote.
For single items, see sofa removal, mattress collection, furniture removal and appliance removal.
We give a fixed price before collection, based on your photographs, postcode and access details. We quote on the actual volume, weight, access and type of waste rather than a one-size package.
Part clearances and moving-out loads, with loading, transport and licensed disposal included.
A typical post-move clear-out of bagged rubbish, boxes and loose household items.
Mattresses from ยฃ65 and two-seater sofas from ยฃ85. Full flat and house clearances are priced on our house clearance page.
If the job is materially different from the photographs or description supplied, we will explain and agree any price change before starting.
Construction waste, plasterboard and soil are priced separately โ include them in your photos.

Moving home often leaves behind things that are no longer worth taking โ an old sofa, a bed frame, a mattress, a wardrobe or furniture that will not fit in the next place.
Rather than arranging separate collections or repeated trips to the tip, we clear everything in one visit before you hand the keys back.
Rental properties often need clearing after tenants move out โ furniture, mattresses, appliances, bags and kitchen contents left behind.
We clear single items or a whole property so cleaners, decorators, contractors or new tenants can get in, and we take one-off and repeat work. A digital Waste Transfer Note is issued after every completed collection.
Some properties need to be completely emptied before they can be repaired, redecorated, inspected or re-let.
We clear full and partial flats, white goods, mattresses, kitchen contents, storage areas, communal-area rubbish and outdoor household items from managed and vacant properties.
Landlords and agents should be careful with belongings that may still legally belong to a former tenant. If it is unclear whether items have genuinely been abandoned, establish the position โ and take legal advice in more complicated cases โ before arranging disposal. Once you are satisfied the contents can lawfully be removed, we provide the clearance and disposal.
Send clear photographs of everything that needs removing through WhatsApp on 07804 582 680.
Include:
We assess the volume, likely weight, access and disposal requirements before confirming the price.
Once the quote and collection time are agreed, the booking is confirmed. Same-day and next-day slots may be available depending on location and the existing route.
Our team loads the agreed items from inside the property and removes them for reuse, recycling or appropriate disposal.
A digital Waste Transfer Note is issued after the completed collection, with a copy by email โ a clear record of where the waste has gone.

We completed this end of tenancy clearance on Cloudesley Road in Barnsbury, N1. The collection included mattresses, bed bases, dismantled furniture and timber panels left at the front of the property. Once everything was removed, the entrance and paved area were left completely clear.

This clearance was on King Edwardโs Road in South Hackney, close to Victoria Park. We removed a mattress, dismantled furniture, drawers, bedding and other household contents so the property could move on to the next stage of the handover.

Near Kirkwood Road and Ansdell Road in Peckham, an old sofa and household items had been placed outside the property ready for collection at the end of a tenancy. We collected the sofa and took it to an appropriately authorised facility for correct disposal. More on our sofa removal service.

A large share of end of tenancy work is in flats, and access varies a lot between buildings. When we quote, we take into account:
If an item needs dismantling before it can be removed safely, tell us when you ask for the quote. For flats being cleared for other reasons, see flat clearance London.
Not every tenancy clearance means emptying a whole property. Some customers only need:
Others need an entire flat or house cleared. We handle both.
End of tenancy clearances often have fixed deadlines โ a check-out appointment, keys to return or contractors waiting to start.
We operate 24 hours a day, seven days a week โ including early mornings, evenings and weekends. Where our schedule allows, we can offer same-day or next-day clearance. Availability depends on the size of the job, location, access and what is already booked on the vehicle that day.
Sending photos early gives us the best chance of finding a slot before your deadline.
MM Rubbish Clearance is an Environment Agency registered waste carrier (Carrier Dealer โ Upper Tier). Our registration number is CBDU418527, and you can check it on the Environment Agency public register.
Using a registered carrier matters: under your household waste duty of care, your rubbish should go to a legitimate operator rather than someone who may dump it.
We take collected waste to authorised disposal and recycling facilities, and a digital Waste Transfer Note is issued after every completed collection โ useful for landlords, letting agents and managed properties that need a record. Read how we handle reuse and recycling.
Waste upholstered domestic seating may contain persistent organic pollutants (POPs). Where POPs rules apply, it is kept separate and sent to an appropriately authorised facility rather than landfill.
