Licensed rubbish removal and house clearance across Archway, Upper Holloway and Whitehall Park — sofas, mattresses, furniture, household rubbish, garden waste and full flat or house clearances. Send photos, your postcode and access details and we'll usually price the job before we arrive. Same-day or next-day collection where our route allows.

We collect rubbish from houses, flats, landlords and commercial premises throughout Archway and Upper Holloway — from a single sofa or mattress to the full contents of a property. You don't need a skip or a van: our team does the lifting, carrying and loading, takes everything through licensed disposal routes and issues a Waste Transfer Note for every job.
Most Archway jobs we're asked about are bulky items rather than full clearances: sofas, mattresses, beds, wardrobes and mixed furniture. You don't need to book a whole house clearance to get rid of a few things.
Small, easy-access collections start from £85. The final price depends on the amount and weight of waste, the type of rubbish, floor level and stairs, lift access, carry distance, dismantling, parking and disposal charges.
| Job | Typical price |
|---|---|
| Small outside-ready collection | From £85 |
| Quarter van load | Around £220 |
| Half van load | Around £320 |
| Three-quarter van load | Around £420 |
| Full van load | £540–£650, depending on weight and waste type |
| Mattress removal | £65–£100 |
| Sofa or sofa-bed removal | £125–£150 |
| Washing machine removal | Around £85 |
| Standard fridge removal | Around £150 |
Heavy waste such as rubble, soil, tiles and plasterboard is priced by weight, so a small pile of it can cost more than several light bulky items. Send photos for an exact fixed price — you don't need to work out cubic yards yourself. A 30% deposit confirms your booking.
We clear houses, flats and maisonettes across Archway and N19 for homeowners, tenants, landlords, letting agents and families — from a single room to the whole property. You don't need to move anything outside first: we carry everything out ourselves, including from upstairs flats.
Much of N19 is converted Victorian houses, walk-up estate blocks and taller buildings around the station, so access decides how a flat clearance is planned. We ask about the number of flights, whether there's a lift, basement steps, narrow staircases, communal corridors and how far the van will be from the door — and send two people for anything heavy.
We clear inherited and probate properties for families and executors, including those who don't live locally. We can clear the whole property or only what's left once valuables and keepsakes have been removed — furniture, beds, appliances, loft contents and general household items.
Room-by-room photos or a short video let us confirm the price; for larger properties we can arrange a visit first.
Full-load house clearances are typically £540–£650 per van load, depending on weight and waste type. House clearance London →
Sofas, mattresses and beds are the items we're asked to collect most often in and around N19. We take them from inside the property or collect them outside-ready — outside-ready is usually quicker and cheaper.
Two- and three-seater sofas, corner sofas, sofa beds, armchairs and recliners. If a sofa has to be dismantled to get through a doorway or round a staircase, tell us when you book so we allow the time. Upholstered seating can contain Persistent Organic Pollutants (POPs), so it goes through the correct licensed disposal route.
Single, double and king-size mattresses, bed frames, divan bases and headboards. Mattresses are handled separately from general waste at the transfer station, so we keep them out of mixed loads.
Wardrobes, chests of drawers, tables and chairs, cabinets, shelving, bed frames and office furniture. Send photos if anything large needs dismantling before it can leave the property.
Every photo below is from a job we completed in N19.

Around 4–5 cubic yards of boxed household contents, clothing, bedding, an office chair and garden tools filled a ground-floor room in a Victorian terrace. Two of our team carried everything out through a hallway too narrow for two people to pass, working one way so nothing was knocked or scraped. The loading slot was planned around the Islington controlled parking zone and Arsenal matchday restrictions. Single visit, Waste Transfer Note issued.

Four bulk bags of hedge and garden cuttings were left at the kerb outside a terrace of Victorian houses in Archway, ready to go. Because everything was bagged and outside-ready, loading was quick — the cheapest way to have garden waste collected. Islington's bulky-waste service doesn't take garden waste, so this is a job a private collection is built for.

A small flat clearance from a converted Victorian property near Hornsey Road: a mattress, a wooden headboard, an old CRT television and a box of household items. Everything came down a communal staircase with a turn in it and no lift, so three of our team handled the mattress on the half-landing. The CRT television is hazardous electrical waste and the mattress goes on its own line at the transfer station, so the load was split rather than tipped as one. The van was on a visitor permit inside the controlled parking zone.
Bagged garden waste, branches, timber, old garden furniture, plant pots, broken sheds and general garden-clearance rubbish. Council bulky collections often won't take garden waste, which is where a private collection helps. Heavy soil, stone and large amounts of rubble are assessed separately.
Bagged rubble, tiles, timber, plasterboard, bathroom and kitchen strip-out waste and mixed construction waste. Builders' waste is priced by weight because disposal charges rise quickly, so please send photos before booking so we can identify the materials.
Same-day or next-day collection may be available depending on where our vans are, the waste type, volume, access and parking. If timing matters, send photos and your N19 postcode as early in the day as possible and we'll confirm the earliest slot.
Access and parking make a real difference to how long an Archway clearance takes. Busy main roads, controlled parking zones, converted houses and walk-up blocks all shape how we plan a job.
Holloway Road, Archway Road, Junction Road, Highgate Hill and St John's Way carry heavy traffic and buses, with strict stopping rules on the main A1 routes. For homes on or near them we plan to load from a side street or a legal loading spot before we arrive.
Converted Victorian houses, walk-up estate blocks and taller buildings near the station often mean communal stairs and no lift. Tell us the floor and the number of flights so we can send the right size team.
Most N19 streets are inside Islington controlled parking zones. If you can provide a visitor permit or off-street space, let us know when you book — it keeps loading quick.
Highgate Hill is steep, which slows carrying heavy items, and some Upper Holloway streets have Arsenal matchday restrictions. We plan around both.
Archway: Holloway Road, Archway Road, Junction Road, Highgate Hill, St John's Way, Macdonald Road, Vorley Road, Magdala Avenue, Despard Road, Pauntley Street, Cheverton Road, Bredgar Road, Hargrave Park and Hargrave Road.
Whitehall Park & Hillrise: Hornsey Rise, Whitehall Park, Gresley Road, Cressida Road, Miranda Road, Hillrise Road, Holland Walk, Hazellville Road, Sunnyside Road, Beaumont Rise, Ashbrook Road and Elthorne Road.
Upper Holloway: Hornsey Road, St John's Grove, Foxham Road, Mercers Road, Tavistock Terrace, Tytherton Road, Fairmead Road, Cornwallis Road, Wedmore Street, Yerbury Road and Rupert Road.
Most of Archway is in Islington, and Islington Council runs a paid bulky-waste collection for residents. Items have to be left outside at ground level for collection, and the service doesn't take garden waste or builders' waste. Landlords and businesses can't use it.

MM advertise next day clearance and they are true to their word. They do their work efficiently and the prices are very reasonable. I didn’t even need to be there - just put the rubbish out, communicated by WhatsApp, agreed a price, they sent a photo to show the space was cleared, payment made, job done. Highly recommended.Posted on Google![]()

Although we had a planned move date and had recycled a lot of stuff in preparation, after a last weekend of family clearing their student art and other bits, we needed a final rubbish clearance at short notice and due to the amount it would have needed several more trips to the recycling centre with our small car 🤦♀️ I found MM through google search, and chose due to previous good reviews. We were not disappointed, Ovi messaged clear instructions about the quote and were happy to come into house to collect, in the end we left all in the front garden to enable our deep clean to begin. MM came on time to complete the pick up quickly and quietly removed all the items without any disturbances, very impressive job. Would use again. Highly recommend. We booked MM Rubbish clearance again to remove moving in rubbish accumulation from unpacking package and some kitchen waste items. Another fast and efficient solution Thank you M M team.Posted on Google![]()

After our move, we contacted Ovi from MM Rubbish Clearance because we had a lot to get rid of. They were very responsive, reasy the process, and very flexible. We ended up having more waste to dispose of (including heavy items) than expected, but they still collected it without any problems. I highly recommend them for their fast, efficient, and stress-free service at a very fair price.Posted on Google![]()

For a few household items you can carry outside yourself, the council bulky-waste service may be cheaper. Private removal is usually better when items are upstairs, need dismantling, include garden or builders' waste, or need collecting quickly — and landlords and businesses can't use the council service.
