North London Pricing

How Much Does Rubbish Clearance Cost in North London?

Rubbish clearance in North London starts from £85 for a small collection. The final price depends on the amount and type of waste, the labour involved and access at the property.

Typical Rubbish Clearance Prices

Your agreed quote includes labour, loading, transport and disposal through licensed facilities. Our team removes the rubbish from the property and loads it into the vehicle, so you do not need to move everything outside or fill a skip yourself.

  • Small collection from £85
  • Quarter load around £220
  • Half load around £320
  • Three-quarter load around £420
  • Full load £540–£650

These are guide prices. Your final quote will reflect the waste, labour and access involved in the collection.

What Can Affect the Price?

Volume

How much space the rubbish takes up in the vehicle.

Weight

Heavy waste can cost more to remove and dispose of than lighter household items.

Waste type

Different materials have different handling and disposal requirements.

Floor level, stairs and lifts

Collections from upper-floor flats can take longer, particularly when there is no lift or the lift is too small for bulky items.

Parking

Controlled parking, loading restrictions and limited vehicle access can increase the carrying distance and loading time.

Long carries and rear access

Waste stored in a rear garden, basement, garage or another area away from the vehicle takes longer to collect.

Dismantling

Beds, wardrobes and other large furniture may need to be taken apart before they can be removed safely.

Loading time

A small clearance with difficult access can require more labour than a larger collection positioned beside the vehicle.

Block 5 — What we clear

What We Clear Across North London

MM Rubbish Clearance collects unwanted household, property and commercial waste across North London.

From single bulky items to complete property clearances, our team handles the lifting, loading and transport. The appropriate service depends on what needs removing, the property type and the access available.

House and Flat Clearance

For house clearance in North London, we carry out full and partial clearances of houses, flats and maisonettes for homeowners, tenants, landlords, estate agents and property managers. Collections can include furniture, appliances, household belongings, boxes and general unwanted contents. For flats, tell us the floor level and whether there is a suitable lift. If larger items cannot fit in the lift, they may need to be carried down the stairs.

Furniture Removal

We collect unwanted sofas, armchairs, beds, mattresses, wardrobes, tables, chairs, cabinets and other household or office furniture. Large furniture can be dismantled where necessary to move it safely through doors, hallways and staircases. Send photographs and access details so the team can assess the handling required before collection.

Garage Clearance

Garage clearances can include boxes, old furniture, tools, bicycles, household items and accumulated general rubbish. We can remove selected items or clear the agreed contents of the garage. Parking, the route to the loading vehicle, heavy items and restricted access are considered when preparing the quotation.

Fridge, Appliance and WEEE Removal

We collect unwanted fridges, freezers, washing machines and other household appliances from properties across North London. Appliances can be heavy and difficult to manoeuvre, particularly in flats or properties with narrow access. Tell us the floor level, whether there is a lift and whether any appliance needs to be disconnected before collection.

Office and Commercial Clearance

We clear unwanted furniture, equipment and general commercial waste from offices, shops, managed properties and other business premises. Collections can include desks, chairs, cabinets, shelving, packaging and suitable electrical equipment. Access arrangements, loading restrictions and the need to reduce disruption to the premises can be discussed before booking. A Waste Transfer Note is issued for every completed collection, providing documentation for landlords, businesses, managing agents and property professionals.

Probate and Bereavement Clearance

We provide full and partial property clearances following a bereavement or during the probate process. The service can cover furniture, appliances, household contents and other agreed items. Families, executors and solicitors can identify anything that must remain before the clearance begins, allowing the team to work carefully through the property.

Not Sure Which Service You Need?

Send photographs of everything you want removed with your North London postcode and access information. Include the property type, floor level, stairs or lift details, parking arrangements and the distance between the items and the loading vehicle. We will assess the collection and advise which service is most appropriate.

Block 6 — How collection works

How It Works

How Rubbish Collection Works in North London

Arranging rubbish clearance with MM Rubbish Clearance is straightforward. Send us clear photographs of the items, your North London postcode and a few details about access. We can then assess the collection and provide an accurate quote.

  1. Step 1

    Send Photographs and Your Postcode

Send clear photographs showing everything you want removed, together with the collection postcode. Please include more than one photograph if the items are spread across different rooms or areas.

  2. Step 2

    Explain the Access

Tell us where the rubbish is located and how our team will reach it. Useful details include the floor level, stairs or lift access, parking restrictions, carrying distance, rear access, narrow entrances and whether any bulky furniture needs dismantling.

These details help us allow the correct time, team and vehicle for the job.

  3. Step 3

    Receive and Approve Your Quote

We will review the photographs and access information before providing your quote. The quoted price includes labour, loading, transport and appropriate disposal through licensed waste facilities.

Once you approve the quote, we will agree a suitable collection date and arrival window.

  4. Step 4

We Remove and Load the Rubbish

Our team arrives at the property, collects the agreed items and loads them into the vehicle. You do not normally need to move the rubbish outside beforehand.

Where agreed in advance, we can dismantle suitable bulky furniture to remove it safely through restricted spaces. Appliances must be disconnected before we arrive.

  5. Step 5

    Licensed Transport and Documentation

Your waste is transported to an authorised facility for appropriate sorting, recovery or disposal. MM Rubbish Clearance is registered as an Upper Tier Waste Carrier under registration number CBDU418527.

A digital Waste Transfer Note is issued after every completed collection, providing a record of the waste transferred to us.

Request a North London Collection

Send photographs, your postcode and the access details for an accurate quote.

Block 7 — Access and price

Does Access Affect Rubbish Clearance Prices?

Yes. The amount and type of waste are important, but access can also affect the time, labour and final price of a rubbish clearance in North London.

A collection where everything is ready beside the vehicle will normally take less time than removing the same amount from an upper-floor flat, down several flights of stairs and along a long carrying route.

Flats, Stairs and Lifts

If the rubbish is inside a flat, tell us the floor level and whether there is a working lift. Large furniture may not fit inside a lift or through narrow communal corridors, staircases and doorways.

Where agreed in advance, suitable furniture can be dismantled to make removal safer. Any dismantling and additional loading time should be considered when the collection is assessed.

Parking and Loading Restrictions

Controlled parking zones and limited loading space are common across Islington, Highbury, Holloway, Crouch End, Stoke Newington and other busy parts of North London.

Parking and loading rules vary between boroughs and sometimes between individual streets. When requesting a quote, please tell us whether there is:

  • Parking or a loading space directly outside
  • A resident or visitor parking bay
  • A controlled parking zone
  • A single or double yellow line
  • A timed loading restriction
  • An underground or height-restricted car park
  • A significant distance between the property and the nearest suitable loading point

If you can provide parking instructions or photographs of the entrance and loading area, include them with your enquiry.

Long Carries and Rear Access

Rubbish stored in a rear garden, basement, garage or communal storage area can involve a longer carrying route.

Please tell us if the team will need to carry items through the property, use a narrow side passage, cross a courtyard or walk a significant distance to the vehicle. We also need to know about gates, steps, restricted entrances and anything that could affect safe removal.

Heavy and Bulky Items

Heavy appliances, wardrobes, sofas, mattresses and other bulky items may require additional handling. Tell us what needs removing and whether it must be carried down stairs or dismantled.

Appliances must be disconnected before our arrival.

Why We Ask About Access

Knowing the floor level, stairs, lift, parking, carrying distance and item sizes helps us allocate the appropriate team, vehicle and loading time.

Providing accurate access information at the quotation stage reduces the risk of delays or unexpected changes when the team arrives.

Tell Us About the Access

Send photographs of the rubbish, your North London postcode and details of the floor, stairs or lift, parking and carrying route.

Block 8 — Clearance or skip hire
North London • Choosing an Option

Rubbish Clearance or Skip Hire in North London?

Rubbish clearance and skip hire can both be useful, but they suit different situations.

With a rubbish clearance service, the collection team removes and loads the agreed waste for you. With skip hire, a container is delivered and you normally load it yourself.

The right option depends on what you are removing, how quickly the waste is being produced and whether there is suitable space outside the property.

When Rubbish Clearance May Be More Suitable

A rubbish clearance service can be particularly useful when:

  • You want a team to remove and load the waste
  • You are clearing furniture or bulky household items
  • The rubbish is inside a house or flat
  • You do not have suitable private space for a skip
  • You want the agreed waste removed in one visit
  • You do not want a skip left outside the property
  • Access or parking space is restricted

Many North London properties have limited outside space, controlled parking or shared entrances. In these circumstances, loading the waste directly into a collection vehicle may be more practical than positioning a skip outside for several days.

You do not normally need to bring everything outside before we arrive. Provided we receive accurate access information, our team can collect agreed items from inside the property, a garage, basement or rear garden.

When Skip Hire May Be More Suitable

A skip may make more sense when waste will be generated gradually over several days, such as during ongoing building or renovation work.

It allows waste to be loaded over time, but you will normally need to fill the skip yourself or arrange separate labour. You will also need enough suitable space for delivery, collection and safe positioning.

If the skip will be placed on a public road rather than private land, permission or a permit may be required from the relevant council. Local parking, placement and loading restrictions may also apply.

Which Option Should You Choose?

Consider:

  • Whether the waste is ready for collection now
  • Whether you want the loading completed for you
  • How much outside space is available
  • Whether the rubbish is inside the property
  • How long the waste will take to produce
  • Whether bulky furniture or appliances are involved
  • Parking, stairs and carrying distance

For furniture, appliances, bagged household rubbish, garage contents and property clearances, a loaded rubbish collection is often the more straightforward option. A skip may be more appropriate for waste produced gradually during longer projects.

We Load It and Remove It

Show us what needs to go and our team will handle the agreed loading and removal. Send photographs of the waste, your North London postcode and the access details so we can assess the collection and provide a quote.

Block 9 — Licensed rubbish removal
Licensed waste removal

Licensed Rubbish Removal in North London

When you pay someone to remove waste from your home or business, responsibility does not end when the rubbish leaves the property. The waste must be transferred to an authorised carrier and taken into the appropriate waste-management system.

MM Rubbish Clearance provides registered waste collection and transportation for household and commercial customers across North London.

01

Environment Agency Upper-Tier Registration

MM Rubbish Clearance Ltd is registered with the Environment Agency as a Carrier Dealer – Upper Tier under registration number CBDU418527.

Customers can verify this registration through the Environment Agency's public register before booking.

Upper-tier registration covers businesses that transport other people's waste. It provides customers with independently verifiable evidence that MM is authorised to collect and carry waste as part of its rubbish-clearance service.

02

Your Household Duty of Care

Householders must take reasonable steps to ensure that their waste is handed to an authorised person.

If you employ a private rubbish-clearance or house-clearance company, you should check that it has current upper-tier waste-carrier registration. Keeping the company's details and documentation from the collection can also help demonstrate that you transferred the waste responsibly. GOV.UK guidance on disposing of household waste.

Using an unregistered collector creates a risk that the waste could be handled or dumped illegally. If waste is traced back to a household and the required checks were not made, the householder could face enforcement action.

03

Digital Waste Transfer Notes

A Waste Transfer Note records the transfer of waste from one party to another. It normally identifies the parties involved, the type of waste and the date of transfer.

MM Rubbish Clearance issues a digital Waste Transfer Note after every completed collection, with a copy available by email.

This documentation is particularly important for:

  • Businesses and commercial premises
  • Landlords and letting agents
  • Managing agents
  • Offices and retail premises
  • Contractors and property professionals
  • Customers retaining records of a household clearance

Businesses have additional waste-duty-of-care responsibilities and should retain the required waste-transfer documentation for their records. GOV.UK guidance on waste transfer notes for businesses.

04

What Happens After Collection?

Waste collected by MM is transported to an authorised waste-transfer, recycling or specialist treatment facility.

A mixed clearance may contain furniture, wood, metal, cardboard, electrical equipment and general residual waste. These materials do not all require the same form of handling. Receiving facilities can separate suitable materials for reuse, recycling or recovery, with remaining waste managed through the appropriate disposal route.

We do not claim that every collected item is recycled. Our responsibility is to ensure that the waste we accept is accurately described, transported under our registration and transferred into the authorised waste-management system.

05

Why Registration and Documentation Matter

A professional-looking vehicle or online advertisement does not prove that a collector is authorised to carry waste.

Before booking any rubbish-clearance company, check its registration on the Environment Agency's public register. The registration number should match the company collecting the waste.

With MM Rubbish Clearance, customers receive:

  • Environment Agency upper-tier registration
  • Registration number CBDU418527
  • Transport to authorised waste facilities
  • A digital Waste Transfer Note after every completed collection
  • Clear documentation for household and commercial records

What we collect

What rubbish can we remove in North London?

Our North London rubbish clearance service covers many of the everyday items produced when clearing a home, flat, garage, office or commercial property.

A collection can involve a single bulky item, several pieces of furniture or the contents of an entire property.

Household rubbish and unwanted items

We regularly collect:

  • sofas, armchairs and other furniture
  • beds, mattresses and bed frames
  • wardrobes, drawers, tables and chairs
  • boxes and general household rubbish
  • fridges, freezers and household appliances
  • electrical items
  • garage contents
  • office furniture and equipment
  • bulky items that are difficult to transport yourself

For larger furniture, send photographs showing the item and the route out of the property. Some beds, wardrobes and other furniture may need dismantling before they can be removed.

Heavy and specialist waste

Some waste needs to be assessed differently because weight can matter as much as volume.

Soil, rubble, bricks, tiles and other dense materials can reach vehicle weight limits long before they fill the available load space. Send photographs and an approximate quantity so we can assess heavy waste separately.

Certain specialist or hazardous materials may require a different collection or disposal route and may not be suitable for our standard rubbish clearance service.

Not sure what type of waste you have?

Send us a photograph.

We would rather identify the material before the collection than make assumptions about what is inside bags, boxes or containers.

Block 11 — Homes, landlords and businesses
Who we work with

North London Rubbish Clearance for Homes, Landlords and Businesses

MM Rubbish Clearance works with householders, tenants, landlords, businesses and property professionals across North London. We assess each collection according to the items being removed, property access, timescale and documentation required.

Homeowners and Tenants

We remove unwanted furniture, appliances, boxes, bagged rubbish and other household items from houses and flats.

Collections can be arranged when moving home, decluttering, replacing furniture, ending a tenancy or reclaiming space. Our team can collect the agreed items from inside the property, subject to safe access.

Landlords, Letting Agents and Managing Agents

We clear furniture, appliances and household rubbish left behind in rental and managed properties.

Send photographs, access instructions and details of anything that must remain. Where authorised access has been arranged through an agent, concierge, neighbour or key safe, some collections can be completed without the landlord being present.

A digital Waste Transfer Note is issued after every completed collection for the property records.

Businesses and Commercial Premises

MM provides one-off commercial rubbish clearance for:

  • Offices and shared workspaces
  • Shops and retail premises
  • Restaurants, cafés and takeaways
  • Pubs, bars and hospitality venues
  • Hotels and guest accommodation
  • Hairdressers, barbers and beauty salons
  • Gyms, studios and leisure premises
  • Schools, nurseries and training centres
  • Clinics and dental practices
  • Charities, community centres and places of worship
  • Workshops and creative studios
  • Warehouses, stockrooms and storage units
  • Estate agents and property-management companies
  • Property developers, maintenance teams and contractors

Commercial collections can include desks, chairs, tables, shelving, cabinets, non-fixed fixtures, packaging, redundant stock, suitable electrical equipment and other non-hazardous clearance waste.

This is a one-off clearance service rather than a scheduled collection service for routine food, clinical or hazardous business waste.

For restaurants, cafés, pubs and other hospitality premises, we can assess unwanted tables, chairs, shelving, kitchen equipment and suitable clearance rubbish. Appliances must be disconnected before collection. Cooking oil, chemicals, gas cylinders, food waste and other restricted materials must be declared in advance and cannot be concealed within a general load.

For clinics and healthcare premises, we can assess ordinary furniture, office equipment and non-clinical contents. Clinical, infectious, pharmaceutical and other hazardous healthcare waste cannot be included in a standard clearance.

Tell us about loading bays, service entrances, concierge arrangements, restricted operating hours, stairs, lifts and building-management requirements before booking. Larger commercial clearances may require photographs, an item inventory, a video walkthrough or a site visit.

Fly-Tipping Clearance From Private Property

Businesses, landlords and managing agents may discover fly-tipped rubbish in car parks, loading areas, bin stores, communal grounds or beside privately managed premises.

MM can assess fly-tipping clearance from private property across North London. Send photographs showing the complete pile, its location and the access route so we can identify visible materials and check for anything requiring specialist handling.

We can remove suitable furniture, appliances, packaging, mixed rubbish and other non-hazardous fly-tipped waste once the property owner or authorised manager has confirmed that it can be cleared.

Do not open bags or handle unidentified liquids, chemicals, gas cylinders, asbestos or suspected hazardous materials. These must be declared and may require a specialist contractor.

Public land or private land? Fly-tipping on a public road, pavement or other council-managed land should normally be reported to the relevant local authority. If you are uncertain whether the waste is on public or private land, establish responsibility before arranging a private collection.

A digital Waste Transfer Note is issued after every completed fly-tipping clearance.

Probate and Bereavement Clearances

A property clearance following a bereavement may involve removing selected furniture or clearing most of a home.

We work with families, executors, solicitors, estate agents and property managers on full and partial clearances. Clearly identify possessions that must remain and tell us if access or completion needs to be coordinated with another professional.

Arrange a North London Clearance

Send photographs, the North London postcode and any access, parking or building-management requirements.

Block 12 — Why choose MM
Why choose MM

Why Choose MM Rubbish Clearance in North London?

Choosing a rubbish-clearance company is not simply about finding somebody with a vehicle. You need to know who will collect the waste, what the quotation includes and what happens after the rubbish leaves your property.

MM combines practical North London experience with clear pricing, loading assistance, registered waste transportation and documentation after every completed collection.

Genuine North London Experience

The before-and-after photographs on this page show genuine MM collections completed in:

  • Crouch End N8
  • Stroud Green N4
  • Stoke Newington N16
  • Tufnell Park N19
  • Seven Sisters N15

These are real collections involving different types of waste, properties and access conditions — not stock photographs or generic examples.

Quotations Based on the Actual Collection

Where possible, we assess the job from photographs, the postcode and access information before confirming the price.

The quotation can account for:

  • The volume and type of waste
  • Heavy or restricted materials
  • Floor level
  • Stairs or lift access
  • Parking and loading restrictions
  • Carrying distance
  • Furniture dismantling
  • The team and loading time required

The agreed quotation includes labour, loading, transport and appropriate disposal through authorised waste facilities.

We Handle the Loading

You do not normally need to move the rubbish outside before collection.

Subject to safe access and the agreed quotation, our team can remove furniture, appliances, bags, boxes and other accepted items from inside a house, flat, office or commercial property before loading them into the vehicle.

Suitable furniture can sometimes be dismantled where this has been agreed in advance. Appliances must be disconnected before our arrival.

Experience With North London Access

North London rubbish collections often involve converted properties, upper-floor flats, narrow staircases, communal entrances, controlled parking zones and long carrying routes.

We ask about these details before booking because they can affect the labour, loading time and vehicle position required for the job.

Providing accurate access information helps us plan the collection properly and reduces the risk of delays or unexpected changes on arrival.

Verifiable Waste-Carrier Registration

MM Rubbish Clearance Ltd is registered with the Environment Agency as a Carrier Dealer – Upper Tier, registration CBDU418527.

Customers can verify the registration through the Environment Agency's public register before booking.

A professional-looking vehicle or online advertisement does not prove that a collector is authorised to transport waste. Verifiable registration provides evidence that the company is part of the regulated waste system.

Documentation After Every Collection

A digital Waste Transfer Note is issued after every completed collection.

This gives householders, landlords, letting agents, managing agents and commercial customers a record of the waste transfer. The documentation is particularly useful when a collection relates to a rental property, managed building, office, shop or other business premises.

Appropriate Waste Handling

Collected waste is transported to an authorised waste-transfer, recycling or specialist treatment facility.

Different materials can require different handling. Suitable materials may be separated for reuse, recycling or recovery, while remaining waste follows the appropriate disposal route.

We do not claim that every item can be recycled. We make sure the waste we accept is identified, transported under our registration and transferred into the authorised waste-management system.

Clear Guidance Before Booking

If an item is heavy, electrical, hazardous, restricted or difficult to identify, tell us before confirming the collection.

We would rather explain that an item requires specialist handling — or that we cannot accept it — than make an inaccurate promise. Clear photographs and an honest description protect the quotation and help ensure that the collection can be completed safely.

Common questions

North London rubbish clearance FAQs

These are practical questions customers often need answered before arranging a collection. If your question relates to a particular job, send us photos, your postcode and access details and we can assess it directly.

Can you collect rubbish on the same day?

Same-day rubbish clearance may be available depending on our schedule, the location of the collection and the size of the job.

Send us photos and your North London postcode as early as possible. If we cannot offer same-day collection, we can let you know the next available option.

Do you offer rubbish clearance at weekends?

Weekend collections may be available by arrangement.

Availability varies, so if you require a Saturday or Sunday collection, send us the details of the job when requesting your quote rather than waiting until the day itself.

How quickly can you give me a quote?

For many collections, photographs together with the postcode and access information give us enough information to assess the job remotely.

Larger or more complicated clearances may require additional photographs or questions before we can confirm a price.

What happens if there is more rubbish than shown in my photos?

Your quote is based on the items, waste and access information provided when we assess the job.

If additional rubbish is added before collection, tell us before the team arrives where possible.

If there is substantially more waste than originally quoted, we will assess the additional amount before removing it. Any change to the agreed price should be discussed before the extra waste is loaded.

Can I add extra items on the day?

Potentially, yes, provided there is sufficient vehicle capacity and the additional items are waste we can accept.

Show the team the additional items before loading so they can be assessed separately. Additional waste may increase the price.

What happens if I need to cancel or change my collection?

Contact us as soon as possible if your plans change.

Whether a collection can simply be moved to another date will depend on the booking and the notice provided. Any cancellation or rescheduling terms agreed when booking will apply.

Do I need to be at the property?

Not necessarily.

For some collections, arrangements can be made where the customer or property manager is not present, provided we have clear instructions, appropriate access and know exactly what has been authorised for removal.

This can be useful for landlords, letting agents, property managers and customers managing a property remotely.

Can you collect from inside my flat?

Yes, subject to safe and suitable access.

You do not normally need to carry everything downstairs or place it outside before we arrive. When requesting your quote, tell us the floor level and whether the building has a working lift or stair access.

Can you dismantle furniture before removing it?

Yes, some furniture can be dismantled where required and where this has been included in the job.

Beds, wardrobes, tables and other large items sometimes need to be taken apart to fit safely through doors, corridors, lifts or staircases.

Send photos beforehand so we can identify likely dismantling requirements.

Can you clear rubbish when parking isn't directly outside?

Yes, but the carrying distance needs to be considered when quoting.

If the nearest suitable loading point is some distance from the property, tell us approximately how far the team will need to carry the waste. North London parking and loading restrictions can materially affect the time required for a collection.

Do you provide invoices and Waste Transfer Notes?

Yes. Documentation can be provided where required, including for landlords, businesses, property managers and commercial customers.

MM Rubbish Clearance is registered as an Upper Tier Waste Carrier — CBDU418527.

What should I send to get a quote?

For the quickest assessment, send: Photos + Postcode + Floor level + Lift or stairs + Parking & access.

That gives us the information needed to assess both the rubbish and the practical work involved in removing it.
