MM Rubbish Clearance is based on New North Road, N1. For seven years, we’ve helped Islington residents, landlords and families clear houses and flats across the borough. Our local jobs range from a single wardrobe carried down a flight and a half of stairs to a three-storey house on Westbourne Road. You can book us for the rooms you’re ready to clear and leave the rest of the property as it is.
Part clearances start from £150. A full one-bedroom flat clearance typically costs £550–£800.

Georgian terrace, Islington N1 · 12 August 2026. A front room of boxed books, cleared between 11:37 and 13:55. Drag the slider to compare.
Send your postcode, a few photos and the date you need the property cleared, including any deadline for handing back the keys. We’ll agree what’s going, check the route to the van and confirm a fixed quote for the work.
Trusted by London customers — over 320 reviews across Google and Trustpilot. Here are three that describe the kind of work this page covers, quoted as they were written.
“We were very happy with Ovi and his team doing our house clearance. We needed our old family home in the Holloway area cleared. There were quite a few bulky items, wardrobes, cabinets and mattresses. They were polite and worked quickly while also checking with us that we were happy with everything . The job was also very reasonably priced.”
“I had a house that needed to be cleared so it was ready for sale completion. It was quite a considerable amount but after being let down, Will was recommended to me and what a recommendation. Good communication and did what he said he would for a very good price. Would use him again and would recommend him to friends. Good work.”
“Excellent service as always collecting rubbish last minute in N1. Always reliable. Highly recommend!”
On 12 August 2026, we cleared a room of boxed books from a Georgian terrace in Islington. We started at 11:37 and finished at 13:55 — that’s the room in the slider at the top of this page. It’s a useful example if you’re looking at one room and wondering how much work could be involved. The boxes were already packed, but each still had to be lifted, carried through the house and loaded.
If you’re clearing a study, a home library or a relative’s collection, tell us what the boxes contain. A photo shows us how many there are. Knowing they hold books helps us judge the weight. You can also point out any boxes set aside for family so everyone is clear about which ones should leave.
On 27 May 2026, we cleared an N1 flat for a landlord at the end of a tenancy. Work at the flat ran from 18:14 to 18:45. Afterwards, we emailed the landlord a digital Waste Transfer Note for their records.

On 5 June, we collected wardrobes from the courtyard at the same building. That distinction matters when you’re asking for a quote. Furniture already downstairs in a courtyard has a different carrying route from a wardrobe still assembled in an upstairs bedroom. If the tenancy includes a store cupboard, basement or outdoor space, include it when you show us what needs clearing.

These before-and-after photographs are from a house clearance we carried out at the Barnsbury end of Liverpool Road on 2 November 2026. If you’re planning a clearance before a move, you can photograph your rooms in much the same way. Start far enough back to show the whole space, then take a closer picture of anything particularly large, heavy or fitted to the wall.

There’s no need to empty every cupboard onto the floor for a quote. Open the doors so we can see what’s inside. If a piece of furniture is going to the new house, tell us which one. That saves you having to move it just to keep it out of the photographs.
These guide prices match our London house clearance service. Choose the row for your property, then look at how much actually needs to come out. A one-bedroom flat where the tenant has taken most of their belongings is a different job from an identical flat with full wardrobes, kitchen cupboards, appliances and furniture throughout.
| Property | Light / part clearance | Semi-furnished clearance | Full clearance |
|---|---|---|---|
| 1-bedroom flat | £150–£280 | £280–£550 | £550–£800 |
| 2-bedroom property | £300–£600 | £600–£850 | £850–£1,150 |
| 3-bedroom house | £400–£700 | £700–£1,000 | £1,000–£1,350+ |
This suits a short list of items or an agreed part of the home. Perhaps a tenant has moved out and left a bed frame and a chest of drawers. Tell us exactly what is going and which floor it is on. The £150 starting figure applies to a limited job with straightforward access.
Some belongings have gone, but furniture and household contents remain across several rooms. One N7 enquiry involved four rooms spread over three split levels. If “semi-furnished” feels difficult to judge, send the rooms as they are and we’ll work it out with you.
The contents are removed throughout the home, including loose belongings and what’s inside cupboards and wardrobes. You can still leave specific items in place. If the fridge belongs to the landlord or a dining table is going to a relative, we’ll record that when we agree the scope.
For a local example of a part clearance, see how we cleared a bed and mattress from a home in Angel, N1.
| Islington example | Work requested | Price and status |
|---|---|---|
| First-floor property, N1 | One tall wardrobe with a flight and a half of stairs to the exit. | £150 quoted |
| Westbourne Road, N7 | Partial clearance of a three-storey house, including beds, wardrobes, boxes and other furniture. | £750 accepted |
| Barton House, N1 | Furniture, carpets, curtains, household items and a washing machine. The fridge was to stay. | £950 booked |
These examples show why it helps to describe the actual handover. The Westbourne Road customer needed selected items removed across three storeys. At Barton House, the instructions extended to floor coverings and curtains and identified which kitchen appliance should remain. A bedroom count alone wouldn’t have captured either job.
Yes. Your fixed quote covers the lifting, carrying, loading, transport and disposal for the work we agree. Before booking, we confirm which rooms and items are included, any dismantling required and how the crew will get everything to the van. If you later want to add another room or have carpets lifted, we’ll agree the change in price with you before doing the additional work.
Access matters in Islington. The borough had around 216,600 residents at the 2021 Census, with roughly 14,600 people per square kilometre — England’s second most densely populated borough (ONS, Census 2021). For a clearance, the practical question is often where the van can load and what lies between that point and the furniture.
In a Barnsbury or Canonbury terrace, the tightest point can be the turn on the landing. A wardrobe might pass through the bedroom door but need dismantling to get downstairs. A quick video from the room to the front door helps us spot that before the crew arrives.
Tell us the block name and the entrance that serves your flat, and whether the lift takes furniture. A lift to the front door can still leave a full internal flight from a maisonette bedroom. See our Upper Holloway flat clearance with a communal staircase.
One N1 customer counted seven entrance steps, 14 stairs to the upper floor and 13 down to the basement. If the entrance is on a side street off Upper Street, or the loading point is across a courtyard, send that too, along with any gate, permit or caretaker arrangements.
Yes. We can dismantle wardrobes, beds and sofas, lift carpets and underlay, take up gripper rods and remove agreed fittings such as shelving, curtains and curtain rails. Tell us which rooms are involved. Removing a rolled carpet left in the hallway is a smaller job than lifting fitted carpet from several bedrooms and a staircase.
For an end-of-tenancy clearance, the landlord’s or housing association’s handover list is a good place to start. If it says the rooms must be cleared back to bare floors, send us the relevant wording. If it says curtains should go but rails should stay, we can record that distinction for the crew.
Customers also ask what happens to the fixing holes after shelving or a TV bracket comes down. Tell us before booking if the handover requires holes to be filled, decorating or a particular cleaning standard. We’ll confirm which parts we can undertake and what finish is included, so you know whether another trade or cleaner is needed before the keys go back.
Yes. You can include appliances in a house or flat clearance and specify which ones are staying. The Barton House customer wanted the washing machine collected and the fridge left in place. A simple instruction like that is enough for us to identify the right appliance on the day.
| Appliance | Item price |
|---|---|
| Washing machine | £85 |
| Cooker | £85 |
| Under-counter fridge | £90 |
| Standard fridge | £150 |
| Commercial fridge | £200 |
| American-style fridge-freezer | £300 |
All appliances must be disconnected before we arrive. A washing machine needs to be disconnected from the electricity, water supply and drain. Arrange professional disconnection for gas or hardwired cookers beforehand. Please empty and defrost fridges and freezers before collection.
Once an appliance is disconnected, you can leave it in the room for us to carry out. Send a photo if you’re unsure which fridge category applies. We’ll confirm the total clearance price once we know which appliances are going, what floor they’re on and how we can load them. See our appliance removal service.
Yes. On Laycock Street, N1, we cleared a bedroom as part of a probate house clearance in October 2026. If the family is still making decisions about other rooms, you can book the space that’s ready and leave the rest for another time.
If you’re organising the work on someone else’s behalf, a room-by-room list helps everyone give the same instructions. For example, you might ask us to empty the bedroom wardrobes, leave the chest of drawers untouched and keep all the boxes in the study for family to collect. You can also put photographs, documents and personal belongings in one clearly marked place before the crew starts.
For a larger estate or a property you haven’t been able to visit recently, call us to discuss what you know about the contents and access. We can talk through whether a walkthrough or site visit would help before agreeing the price. Read about our probate house clearance service.
Send the postcode, property type and preferred date. Include any checkout appointment, sale completion or key-return deadline.
Photos from each doorway or a short walkthrough video. Include cupboards, storage areas, appliances and anything to be dismantled.
We check the route to the van, agree what stays and give you a fixed quote. For a larger or complex clearance, we may arrange a site visit first.
We confirm the date and arrival window, carry out the agreed clearance and email you a digital Waste Transfer Note.
Call 020 3504 6427 and talk us through the job: the postcode, the rooms you need cleared and any deadline. If a relative, neighbour or managing agent has the keys, they can send photos or a short video on your behalf.
